 Definition - A Subdivision is defined as the division of any improved or unimproved land for the purpose of sale, lease or financing. Subdividing Land is a Two Step Process Step 1: Tentative Map: A Tentative Map is required for all subdivisions in Walnut Creek, including for subdivisions creating four or fewer lots. The Tentative Map, prepared by the applicant’s Civil Engineer, defines the lot layout for the subdivision and shows the proposed site improvements. The Tentative Map is review for consistency with the City’s General Plan, zoning ordinance, and engineering standards. Step 2: Final Map / Improvement Plans: A Final (or Parcel) Map is prepared following Tentative Map approval. The Final Map is the legal document establishing the property lines for each lot and easements within the subdivision. The engineering department will review the map for technical correctness and the requirements of the Subdivision Map Act. Improvement Plans are construction level plans that detail the specific features and improvements shown on the Tentative Map. Subdivision Design Standards and Requirements All subdivisions must comply with the City Municipal Code, design standards for streets and drainage, and streetlight guidelines. All work within existing or future public right-of-way shall conform to the City Standard Plans. Please note that the current Fire District access requirements are in conflict with parts of the City’s street standards. All street and site access should be reviewed by the Fire District early in the site layout and development process. Walnut Creek is in the process of updating our street standards. Stormwater treatment may be required on new development projects that create or replace 10,000 square feet of impervious surface. The treatment requirement is a part of Provision C.3 of the City’s municipal NPDES permit. Lot Line Adjustments, Mergers, and Certificates of Compliance are processed by the Engineering department.
