|
A detached structure which is subordinate and incidental to the main building in the site, including, but not limited to, storage sheds, equipment enclosures, detached garages, gazebos, and animal enclosures. A structure which is functionally part of the main building, is enclosed by a roof or wall, and is not substantially open to the environment shall be considered part of the main building.

| How much area can an accessory structure occupy within a lot in a residential district? |
|
Detached accessory structures can occupy any portion of the lot wherein the main dwelling is permitted.
|
| Can an accessory structure be built on a vacant parcel of land? |
| No accessory structure can be erected or placed on vacant property unless approved by the Planning Commission. |
| How much lot coverage is allowed for accessory structures? |
|
The combined foot print of all accessory structures together with the foot print of the main dwelling are not to exceed the maximum lot coverage allowed in the zoning district.

| What are the required conditions for placing an accessory structure in the required rear yard setback area? |
- There is a solid, visually impenetrable fence or wall.
- Structure height does not exceed nine feet.
- A 60-inch passage between the accessory structure exterior and the main dwelling.
- A 36-inch passage between the accessory structure, including roof overhang, and any adjacent fence, wall or property line.
- The total roof area of all accessory structures within the required rear yard does not occupy more than 230 sq. ft. OR 20% of the required rear yard, which ever is less.

| What are the required conditions for placing an accessory structure in the required side yard setback area? |
- There is a solid, visually impenetrable fence or wall.
- Structure does not exceed six feet or height of the existing adjacent fence - whichever is less.
- A 36-inch passage either between the structure and the main dwelling or between the accessory structure and the adjacent fence.
- The total roof area of all accessory structures does not occupy more than 120 sq. ft. of the area contained within each required side yard.
